MONROE TOWNSHIP ADULT COMMUNITIES
Adult Communities provide a fun-filled, care-free lifestyle with numerous social, cultural and athletic activities for residents. New residents, both singles and couples, are always eagerly welcomed to a community, whether it be a newly-built development or one that has been established for many years.
Of the more than 36,000 residents in Monroe Township approximately 18,000 people live in one of the township's ten Adult Communities. Per township regulation, one resident in a household must be at least 55 years old, and no one younger than 48 years old may live in an Adult Community home, including renters. Caregivers are exempt from these regulations. People who are younger than 55/48 may purchase a home in an Adult Community - either for a family member or for rental purposes - but are not permitted to reside there. These regulations are strictly enforced by the township and monitored by each Homeowner's Association.
Homes in these developments vary from a few co-ops to numerous condos, townhouses and single family homes, and rentals are frequently available. Every Adult Community in Monroe Township has a security gate entry, and several of the communities have a golf course, both indoor and outdoor pools, an on-site nurse and an on-site management office. Included in each community's monthly maintenance fees are lawn maintenance and snow removal and trash collection. Homes designated as condos, co-ops and townhouses also include roof and exterior structure maintenance as well. In addition many communities provide free buses to local shopping and medical offices.
Activities in these developments include a variety of social gatherings, from card and mah jongg games to numerous musical and comedy shows. Organized trips to New York City, Atlantic City and everything in between are frequently offered. For those who are creatively inclined it's easy to find ceramics (many of the clubhouses have a kiln), painting, stained glass, and wood-working in the clubhouses. If you desire more intellectual pursuits there's usually a group, whether it be a book group or those that meet to discuss current topics. Athletic activities include tennis courts throughout the communities, as well as table tennis, bocce, shuffleboard games, yoga and aerobics or dance classes. Singles can feel comfortable at the various events designed just for singles at many of the developments.
Although most of the homes for sale are re-sales of existing homes there are currently two developments - Regency at Monroe and Stonebridge - that offer new construction homes. Clearbrook is located at the intersection of Applegarth Road and Cranbury-Half Acre Road, adjacent to the several pharmacies on Applegarth Road as well as the New York City bus stop. This community offers a full range of activities in the elegantly decorated 25,000 square foot clubhouse. Amenities include a billiards room, card and game rooms, exercise room, ballroom, library, television studio, a wood-working shop and an arts and crafts room. A 24-hour nurse is on site as well. Two outdoor pools are located here. A separate cultural center houses a multipurpose 1,000 seat auditorium used for numerous entertainment programs, meetings and gatherings. Set on 60 acres, the Clearbrook golf course offers a 9-hole championship course and many of the homes are situated along the golf course, providing serene views from sunrooms and patios. Buses to New York City depart from the main road just outside the gate from Clearbrook on a regular basis.
Homes available here include freestanding homes and semi-attached homes with one or two car garages (though there are more two car garages than single ones), condos in an elevator building, and a some two story homes. Some homes and the condos offer assigned parking places. Most of the homes have a sunroom, and there are no basements here. These homes were built between 1970 and 1995, with the newer homes having vaulted ceilings. Most of the homes are two bedrooms and two baths, although two models do offer three bedroom homes. The maintenance fees here include the usual lawn maintenance and snow and trash removal, but also include structure maintenance as well. There are approximately 2,000 homes in Clearbrook.
Concordia is located at the intersection of Prospect Plains Road and Perrineville Road, adjacent to the Concordia Shopping Center. It is an Active Adult Community that offers contemporary-design freestanding and attached residences around a recreation complex that includes a recently renovated clubhouse with both indoor and outdoor pools, a fitness center, saunas and whirlpools, lighted tennis courts, bocce, shuffleboard and basketball courts and optional membership in a Champion-designed 72 par 18 hole golf course. Each home is equipped with an Emergency Assistance Panel to alert security for police, fire or medical emergencies, and there's a 24-hour nurse on site, as well regular security patrolling. Numerous social, athletic and cultural activities abound in the clubhouse and there are rooms for arts & crafts, billiards, meetings, cards, poker and mah jongg games. An on-site television studio produces and broadcasts various programs to residents. A ballroom designed to host large parties and entertainment events is a great place for fun.
Built between 1982-1995, homes here include condos and both freestanding and semi attached homes, ranches and two story models. Every home includes a garage, and most of the garages are attached, with some homes having a two car garage. There are no actual basements, but most homes are built on a 4' crawl space, providing for greater insulation. Maintenance fees include maintenance of each homes' roof, siding, gutters, sidewalks and shrubbery as well as lawn maintenance and snow shoveling. There are approximately 1750 homes in Concordia.

Encore is located on Prospect Plains Road near the intersection of Applegarth Road. One of Monroe Township's newer Adult Community developments, everything here has been planned to provide residents with a home that keeps perfect time with busy lives. The spacious clubhouse is the heart and soul of the community, with a grand ballroom at the center allowing for lots of space for community celebrations as well as other special occasions. There's a state-of-the-art fitness center, indoor pool and spa and outdoor aquatic center, business center, library, café and lounge, billiard room as well as a club room with media area, card and game rooms and a multi-purpose room that is available for the many arts and crafts that are offered as well as for private party rentals. For the sports-minded, there are tennis, bocce and shuffleboard courts, as well as a putting green.
The New York City bus depot is located on Applegarth Road, a short distance from Encore's side entry and an easy walk from many of the streets in the development. Residences here are all single family homes with an attached two car garage, either two bedroom ranches, some with an added den or two story models that feature 3 bedrooms and 3 full baths. The approximately 400 homes were built between 2002 and 2005.

GREENBRIAR AT WHITTINGHAM
Greenbriar at Whittingham is located at the intersection of Prospect Plains Road and Half Acre Road, adjacent to the Monroe Township Municipal Center. The community features a myriad of recreational amenities including a 30,000 square foot clubhouse with billiard room, ballroom, fully equipped fitness room with an indoor running track, indoor pool with saunas and steam rooms, and outdoor pool, tennis and bocce courts as well as an on-site, year-round restaurant. There are over twenty-five clubs to join. A 9-hole golf course for residents only surrounds many of the homes, offering beautiful views of both golf course and pond. A 24-hour nurse is on site.
Homes in the Whittingham section were built between 1987 and 1992 and most are two story homes with the master bedroom on the first floor and the guest bedroom and a loft on the second floor, with an attached one car garage though one model offers a two car garage. There are also condos here on one level, and the upper level has a vaulted ceiling living room. Condos have garages that are just steps away from the back door of the condo. In the Greenbriar section the homes were built between 1995 and 2004 and are either free-standing homes with a two car garage or attached homes with a one car garage. Both of these models offer either single level two bedroom homes or two story three bedroom homes. Some of the homes also have a full basement. There are over 1600 homes in this development.
Homes in the Whittingham section include structure maintenance while homeowners in the Greenbriar section are responsible for upkeep for their own structures. Both sections are provided with lawn maintenance and snow and trash removal.

REGENCY AT MONROE
Regency at Monroe, built by Toll Brothers, is on Route 522 near Hoffman Station Road and Mounts Mills Road. It is one of the newer Adult Communities in Monroe Township. The 26,000 square foot clubhouse offers both indoor and outdoor pools, saunas and a whirlpool and massages are available in the on-site spa. Residents actively enjoy the arts and crafts room, card and game rooms, a billiards room, business center and library. A variety of entertainment venues appears regularly in the ballroom. There are numerous tennis courts as well as a just-built tennis center separate from the clubhouse, shuffleboard and bocce courts and a children's playground. Regency also boasts a state-of-art exercise room with numerous treadmills and machines. There's a 9-hole Arnold Palmer golf course that is available to residents only.
Homes here are all single family detached homes with two car garages. Some homes have basement, many homes have two stories. Construction began in 2002 and is ongoing at this point. Eventually there will be about 1250 homes in the development.

RENAISSANCE AT MONROE
Renaissance at Monroe is located just off Route 33 East, one and a half miles east of Exit 8 of the New Jersey Turnpike. The 106 acre community is filled with multiple lakes and ponds, soaring fountains and lush landscaping. A 15,500 square foot clubhouse offers an indoor pool, state-of-the-art exercise facilities, ballroom, library and computer center, card and game rooms, multi-purpose room for arts and crafts, and an on-site deli/cafe. There's an outdoor pool and Jacuzzi, tennis, bocce and shuffleboard courts as well as a putting green. Grandchildren will enjoy the playground and wading pool.
Built between 2004 and 2008 most of the two bedroom homes are single level, but many two story three bedroom homes are also available. Most of the homes have a two car garage, though several single garage homes have been built. There are approximately 350 homes in the development.
Rossmoor is located at the intersection of Forsgate Drive and Rossmoor Drive, one quarter mile east of Exit 8A of the New Jersey Turnpike and one quarter mile from Forsgate Country Club. The New England charm of the homes include large colonial style homes and saltbox shapes, and offers the widest selection of homes in any of the Adult Communities. Winding sidewalks and mature trees enhance the beauty of these homes.
The hub of activity is the clubhouse, redecorated in 2008. Activities here include athletic, cultural and social programs as well as over 70 different groups, some a function of the Education and Recreation Department, and some from the Faith Communities of the community. The fitness center, located in a separate building, has a very open feeling and allows users lovely views while working out. Once a month a certified personal trainer from the South Brunswick YMCA is available at no charge for any resident setting up an exercise program. There's also an 18 hole golf course as well as a heated outdoor pool, tennis, bocce and croquet courts.
Homes range from a section of co-ops as well as condos with assigned parking places or carports to larger, free-standing homes with two car garages. Almost all of the homes are two bedrooms, with some one bedroom and a limited number of three bedroom homes. The maintenance fees here include the usual lawn maintenance and snow and trash removal, but also include structure maintenance as well. There are approximately 2,300 homes here, built between 1960 and 1998.

Stonebridge, built by Lennar Homes, is located at the intersection of Federal Road and Applegarth Road, adjacent to Monroe Township's newest elementary school and the Monroe Township Senior Center.
The 41,000 clubhouse offers both indoor and outdoor pools, a fitness center, spa, arts and crafts room, library, ballroom, meeting, card and game rooms, and a computer center. A highlight of the clubhouse is the movie theater and grille room. Outdoor activities include tennis and bocce courts.
One of Monroe Township's newest communities, construction began in 2006 and is ongoing with approximately 950 home anticipated upon completion. Stonebridge consists of semi-attached duplexes with a one car garage as well as single family homes with a two car garage. Although most homes are two bedrooms there are many three bedroom homes available as well.

The Ponds is located at the intersection of Union Valley Road and Union Valley-Half Acre Road, approximately one mile south of Prospect Plains Road. A large lake sits at the center of a nature preserve in this lovely development, with winding streets surrounded by small park areas with gazebos surrounding many of the homes. A beautiful clubhouse with a ballroom features both indoor and outdoor pools, saunas, an exercise room, arts and crafts room, a wood-working shop, card and game rooms, a library and a billiards room. Outdoor activities include tennis, bocce and shuffleboard courts, and a 9 hole putting green. There really are fish in the lake, and you can fish right from the boardwalks along the lake. Many times egrets can be seen along the shore as well.
There are approximately 580 two bedroom homes at The Ponds, both semi-attached and freestanding models. A very few homes do have two stories. Most of the homes have a two car garage but a few have only a one car garage. There are no basements here. The maintenance fees here include the usual lawn maintenance and snow and trash removal, but also include structure maintenance as well. Homes here were built between 1995 and 2000.

ABOUT MONROE TOWNSHIP
People who move to Monroe Township love the town for the variety of cultural, educational and athletic activities, as well as for the school system, and enjoy the rural feeling and large open spaces. The ease of commuting to New York, Philadelphia and the Jersey Shore are a plus, and Monroe Township has some of the lowest property taxes in Middlesex County. Monroe Township, the southernmost town in Middlesex County, is the largest town in the county in terms of land area - 42 square miles - and borders South Brunswick, Cranbury, Helmetta, Spotswood, East Brunswick and Old Bridge, as well as Englishtown in Monmouth County and East Windsor in Mercer County.
In 1960 Exit 8A of the New Jersey Turnpike opened in Monroe Township when the Leisure World Community - now known as Rossmoor - was developed, and today the township has become popular as a center for Adult Communities. Following Rossmoor, Clearbrook was developed, followed by Concordia, Whittingham then Greenbriar. The Ponds, Encore, both Renaissance sections, Regency and Stonebridge are the newer developments in Monroe Township. Many single family new home developments have arisen as well, adding numerous younger residents to the township population. According to the 2010 United States Census Bureau statistics the current population is more than 39,000 people, with approximately 50% of the population residing in an Adult Community.
The township has an extensive recreation department offering activities for both children and adults. There are several community parks with sports fields as well as Thompson Park, a Middlesex County park that has picnic grounds, a lake, and my favorite – 2 fenced dog parks for large and small dogs.
The Monroe Township Public Library is one of the most used libraries in the county. Open 7 days a week, it offers everything from lectures to art exhibits to numerous book discussions, has a children’s section to tempt any child to read, as well as movies and the latest best sellers. A one year old Senior Center provides seniors with opportunities and resources through its outreach services, personal counseling, Friends-in-Need program, and transportation services. Monroe Township offers many musical and theatrical performances at the Monroe Township Middle School. Both Rutgers and Princeton Universities feature fine arts museums and sports events. Movie theaters are located in East Windsor, Freehold, New Brunswick and North Brunswick, all about 20 minutes from Monroe Township.
